Milestones of the project
A six-story apartment house Botanica K (1, 2) with the seventh retreating floor is divided in two separate elevated sections, which are linked by a common basement, in which the cellars, parking lot and technical facilities of the house will be placed. There will be only 64 apartments in both sections of the apartment house, ranged 1+kk ((1 bedroom + kitchen recess) to 4+kk (4 bedrooms + kitchen)
As with the previous houses in the project Botanica this one is also designed in a low-energy standard, which means thoroughly insulated cladding of the building, high-quality windows and solar thermal collectors for hot water preheating, located on the roof of the house.
One of the green solutions of Botanica K (1, 2) apartment house is completely unique. It counts with a system for grey water management, which will use treated water from washbasins, bathtubs and showers for flushing toilets. By the house there will also be a storage tank for capturing rainwater, which can be used for watering the greenery around the house.
Because we care for the quality and consideration to the environment, as the first developer in the Czech Republic we have decided to review the Botanica K building by a third independent party. Originally British, internationally acknowledged certification BREEAM takes place in different phases of project’s life cycle and is done based on defined quality benchmarks. Evaluated criteria are construction project management, energy savings, water management, requirements for quality of the interior environment (health and thermal comfort), pollution of the environment due to the building operations, traffic generated by building’s users, use of building materials, waste management and many more. The apartment house Botanica K (1, 2) aims for BREEAM certificate with three stars Very Good evaluation.
In the basement there will be a storage room for bicycles along with a room with shower for washing bikes, baby-carriages or muddy dogs. Along with this last stage of the project, adjacent park with relaxation zones, which will also include children’s playground, will be completed.
If you are used to the convenience of standard fittings, you will be pleased. You can expect masonry partition walls, wooden floating floors, high quality doors with plywood, plaster wall finish, premium fittings, and windows ready for external blinds, which can also be motorized.
Most flats have a balcony or terrace, creating an extra room, especially in the summer months.
You will also find space for a home office, with daylight and enough outlets so that you can work remotely from the place which is close to you.
Outfitting our flats is a snap. That’s because our designs reflect both our own research and feedback from our clients.
The below ground floor will contain a bicycle room as well as a room with a special shower for washing bikes, buggies and muddy dogs. A tank to catch rainwater is installed on the parcels next to the apartment building. The rainwater can be used to water the greenery around the building. As part of this stage we are starting to build an adjacent park with space for recreation and relaxation. It will also have a playground.
System for Reusing Greywater
A system for reusing greywater makes the Botanica K (1, 2) apartment building totally unique on a local level. Household greywater, which in our case is water from showers, baths and hand-washing sinks, is water which typically is not very polluted. It can be put to further use after undergoing a basic purification process, such as filtration, degreasing, or sedimentation and ensuring that it is hygienic or disinfected. Water that has been cleaned in this way can then be used again as utility water to flush toilets. In some cases greywater can also be used to water plants after minimal purification.
If there is not enough greywater from these sources, the system is topped up with collected rainwater or drinking water.

Distance to places
Jinonice is a district and cadastral area situated on the hilly area south-western of the centre of the town. Jinonice fall into the city district of Prague 5. It is mainly garden suburbs and transit part of the city, which is a connecting line between the south-western Town and centre of Prague.
Active rest and nice quiet
Grounds, where the Residential quarter Botanica is built, are situated on the slightly sloping area oriented to the south. Complex is neighbouring directly with the natural park „Košíře-Motol“, the part of which is also natural monument table mountain Vidoule, one of the highest Prague hills.
This place is ideal for the active rest. There are many romantic secluded places, beautiful natural sceneries, even some rare woody plants and plants. On the south and west of the area there are service-oriented roads, commercial buildings and other premises. During the first build-up phase of the Residential district there was built a corridor on the area of 25 000 m², which is dividing the site from the surrounding traffic city.
Services, shops and entertainment within the reach
In the district Praha - Jinonice you can find all you need for the comfortable life. Prestigous German school in Prague, the part of which is also kindergarten, primary school and the multi-year grammar school. English kindergarten called Little Bear and Grammar school called Jaroslava Heyrovského.
You can go shopping to the close store or to the Albert supermarket. You can easily reach so called Galerie Nové Butovice, where you will find all kinds of shops, services and restaurants. The Rozvadov junction on the highway D5 will lead you, within the 10 minutes, to the shopping and entertainment centre Metropole Zličín, Ikea or wholesale store Makro.
At the airport within 15-minutes drive
Botanica is directly connected through the street Pekařská and the crossroad Bucharova with the direct entrance ramp on the highway D5, which allows you to reach the Ruzyně airport within the next 15 minutes. Within a few minutes’ walk there is a metro station „Nové Butovice“, as well as city bus stations in Karlštejnská and Bucharova streets, where you can easily get to the metro.
Not far away from the Residential district there is Municipal Authority of Prague 13 and the Municipal Police.
