The first phase of the project offers 133 new homes. More than three quarters are planned as 1+kk and 2+kk, which makes them particularly suitable for singles, young couples or for buy-to-let investors. Metro Kolbenova is only five minutes on foot from the new residential development.

The units range from 1+kk to 4+kk. First (ground) floor units come with practical front gardens. Units on the sixth and seventh recessed floor come with generously sized terraces; most other units have balconies or enclosed balconies. The common areas house technical facilities; there is a bike/pram shed and a shower for washing bikes, prams or muddy dogs. The project is being built in a new development which will include a multifunctional sports ground. The buildings are low-energy and have an Energy Passport Class B – Very Efficient. This means, for example, a good quality thermal insulation of the building and quality windows.

The art of living in the right place

Vysočany, originally a manufacturing part of Prague, has preserved its original genius loci of its recent industrial past. At the same time, thanks to urban planning and activities of developers, it has in the recent years transformed into a modern part of Prague – with new residential properties, comprehensive infrastructure and services, as well as many options for those who are into sports and art. If you like trampolining, freestyle, skiing or snowboard, you will love Freestyle Kolbenka. The cycle path alongside the revitalized Rokytka stream is great for jogging, biking or inline skating. If you lean towards the creative, Pragovka is the home to about 70 artists’ studios.

A new residential neighbourhood, the Emil Kolben quarter, is just being born in this location, only five minutes from Metro line B. And now, you can be a part of it.

Nové Vysočany - Emil Kolben would be amazed

Not even as long ago as at the end of the nineteenth and the beginning of the twentieth century, Vysočany was an idyllic village.  Balabenka, Hytlovka, Krocínka, Fleišnerka and Jetelka… if the people from any of the Vysočany farmsteads had work in Prague and wanted to walk, the journey would take an hour. It was better to take a train or drive on one of the two local roads. Those who stayed at home often worked at one of the local workshops, the sugar refinery or brewery. In 1896, Emil Kolben came and changed the fate of the village when he founded Kolben & Co. electrical works in Vysočany, Prague.

From a pin to a train engine

“Kolbenka” – as it was called – grew quickly. From 25 employees at the start, to 300 three years later. They started out assembling engines, and in 1900 they were good enough to produce the first train engine. Kolben, a successful entrepreneur, expanded the production and sold licences, authored papers in the field of heavy current electrical engineering and contributed to the development of industry and trade. He was awarded honorary doctorate at a German university and the Order of the Iron Crown from the Emperor. When Českomoravská-Kolben-Daněk (ČKD) was founded in 1927, Emil Kolben became its chief executive officer. The company’s motto was: We make everything – from a pin to a train engine.

New Vysočany
The close relationship between ČKD and Vysočany ended in the 1990s, when the local industry was gradually phased out.

Today, only a street and a Metro station bearing his name remind us of the legendary industrialist. Developers noticed the favourable location, and so, where factory halls used to be, new residential developments are emerging. And since the area around Rokytka is popular with residents of Prague and those who aspire to become one of them, the location is fast becoming a sought-after address. According to the zoning plan of Prague, Nové Vysočany (New Vysočany) will undergo an unbelievable transformation. A modern urban centre with complete infrastructure and services will be built, to sensitively continue the tradition and preserve the historical footprint of the industrial past. The unique genius loci will be felt in the atmosphere.

Freestyle, walks by the river and theatre

Locals in Vysočany enjoy excellent transport connections thanks to the Metro and tram lines, great shopping at Fénix and Harfa shopping centres and the sprawling Podviní park with two playgrounds, stone castle and a rope centre. The park is situated next to a hospital with an outpatient clinic which offers a full scope of healthcare services. Vysočany also has state and private kindergartens, elementary schools and several secondary schools. Culture is represented by the Gong Theatre, for instance; the Pod Palmovkou Theatre is only one Metro stop away. The well-known O2 Arena, a multifunctional venue with the capacity of 18,000 on the border of Libeň and Vysočany, is a local dominant.  Vysočany also offers plenty of options for those who are into sports – a sports centre with pools and saunas, a year-round skiing, snowboarding and freestyle centre and the Rokytka cycle path, to name a few.
