The Hendlův dvůr residence, an important architectural and urban unit, is proof of the oldest development in this part of Dejvice. For that reason the driving force behind the reconstruction and the new building is the complete revitalization of the original historic building and the sensitive design of the site in the context of the surrounding developments.

The small-scale project offers only 29 flats, ranging from 1+kk with an area of 32 m2 to a generous 4+kk with an area of 148 m2. Some of these will be created by rebuilding the historic parts of the building, which date from the 16th and 18th centuries, while others will be located in a newly built addition, which will respectfully complete the original building. 
Most of the ground floor flats will have a terrace leading to a garden; patio entrances will give all the flats a unique flair.

The project will also include duplex flats as well as four non-residential units. Of course plenty of parking is included in the plan. The wall surrounding the property and its gate will ensure residents' maximum security and enough privacy.

Hanspaulka, a residential district full of villas and houses in Prague 6 and one of Prague’s most desirable areas, is named after Hans Paul Hippmann, inspector of archbishop properties, who had a Baroque-Rococo style summer palace built here in 1773 (at the site of an old vineyard settlement).

A Unique Genius Loci

Originally Hanspaulka contained only small vineyard homes; the first palace-like mansions were not built here until the 19th century. The quarter underwent a true building boom in the 1930s, when a number of villas designed by famous architects were built. In the past some of the greats of Czech culture lived here, including the poet Jaroslav Seifert, the painter and graphic artist Cyril Bouda, the actress Lída Baarová, the comedian Vlasta Burian and the famous graphic artist and painter Jiří Anderle, whose paintings decorate the walls of the Church of St. Matthew.

The Hendlův dvůr residence is located in U Matěje Street, right at the border with Hanspaulka, facing in the direction of the Šárka Valley. It is surrounded by full-grown trees and villas with large gardens, and it stands in the shade of the Church of St. Matthew, a reminder of the area’s rich history.

Infrastructure

Although the place itself looks as if it should be in an old novel, a grocery store is located right next to Hendlův dvůr. There is also a bus stop, from which you can quickly travel to the Hradčanská metro stop. The legendary Na Julisce sports stadium is nearby, and people who like to socialise will appreciate restaurants such as Na Staré faře. The new owner of the original U Matěje restaurant, located inside Hendlův dvůr, is also planning on reopening it.

The close proximity of the Šárka Valley is an extraordinary bonus. It contains nature preserves and a number of natural monuments. Monumental rocky formations alternate with large green expanses; you can set off on comfortable paths leading to narrow gorges, relax in the Dívčí skok garden restaurant and in the summer you can spend a day at the picturesque Divoká Šárka swimming area.
