Milestones of the project
Getting away from the hustle, and bustle of Prague while staying in the city is practically impossible. Now, though… that’s no longer true. Just walk under the iconic Negrelli Viaduct and everything goes magically calm. It’s like you’re in a different world, where the air smells like grass and life flow at its own pace like the Vltava river nearby. You find yourself in a vibrant city neighborhood infused with an indescribable atmosphere, all its own. Karlin.
Just look around and you can see everything is in harmony here. Historical buildings provide a tasteful contrast with the many modern building projects that give contemporary Karlin its reputation as one of the fastest-growing areas of Prague. The city center beckons from not far away, while the local infrastructure offers plenty of opportunities for recreation and relaxation. Fine dining or a relaxed coffee shop with a hipster vibe? Karlin has it all.
Port Karolina was designed with all of this in mind, as a natural extension of this unique, highly sought-after district of Prague. As the name implies, Port Karolina offers safe harbor to all comers, especially young professionals who want to focus on their careers while also living a full social life in the heart of the big city.
A quiet area by the banks of the Vltava River will become home to four modern, low-energy residential buildings with a romantic view of the river, nearby Holesovice and the Prague Castle. The project is currently in phase 1, with one- and two-room apartments for sale (1+kk and 2+kk), suitable for individuals or young couples without children, or for investors. Those who prefer more space to stretch out in will appreciate our five-room (5+kk), two-level apartments with large terraces, or our atypical apartments with raised sloped ceilings. Another terrace, available to everyone living in the building, is built at roof level. Two underground parking levels offer to park for residents and their visitors.
An evening with friends in your favorite restaurant followed by an impromptu gathering on your own terrace. Lazy Sunday morning brunch with fresh ingredients from the farmer’s market. A brisk ride on the cycling paths along the river. Excellent coffee to start your Monday morning off right… Karlin is what you make it. Before you know it, Karlin will steal your heart. And become your new home.

Distance to places
This formerly overlooked industrial area on the edge of Prague, known for the former barracks for military veterans and the first Prague gasworks, is quickly transforming into a showcase for contemporary world-class architecture thanks to new building projects. Top companies from the Czech Republic and around the world are moving into renovated industrial spaces, while shabby old corner shops are giving way to trendy bistros and coffee shops. Karlin is home to the “Czech Broadway”, as well as a concert hall with the best acoustics in Prague. Karlin is coming into its own and can rightfully be called one of the most coveted addresses in the city.
Shaped by the river
Karlin’s new look is largely due to the Vltava River, which submerged the streets in the spring of 2002 with the destructive force of a thousand-year flood, changing its future beyond recognition. After the flood, the City of Prague invested in building more effective antiflood measures, which proved to be an excellent move. The new, more reliable protection soon attracted investors, who worked with well-known architects from other countries to model the new, modern face of Karlin.
Danube House, Nile House, Amazon Court, River Diamond… These are the names of the new office buildings located, not in a business district of some Western European city, but right here on Rohanské nábřeží in Prague. As the city’s fastest-growing district, Karlin manages to reimagine the original spaces with sensitivity and a sense of balance between historical and modern architecture. This new element imbues the neighborhood’s original industrial spirit with a self-confident Western flair that commuters and ever-increasing numbers of residents alike can enjoy. You can find dozens of restaurants, coffee shops and stylish boutiques in the area, or you can rent a bike and feast your eyes on the parks, natural foliage, the river or the old ferry between Karlin and Holesovice.
From Karlin to anywhere in Europe
In addition to its undeniable personality, Karlin offers practical benefits to residents as well, such as excellent access to public transport. In fact, Frantisek Krizik introduced the first electric tram tracks right here in 1891. Now the neighborhood is crisscrossed with trams, buses and metro stop on the B and C lines. The Florenc bus station has intercity buses going to many different destinations in the Czech Republic and elsewhere in the EU.
